Overview: We’re looking for a detail-focused UK-based property researcher (or someone familiar with UK Land Registry data and property portals) to source 8 comparable rural property sales for HMRC evidence in a Capital Gains Tax (CGT) submission. The comparables will support this submission for a property in Llanthony, Abergavenny. Scope of work: Find and document 8 comparable rural detached homes or farmhouses that meet the following criteria: Sold between 24th July 2006 and 24th July 2008 Sale price between £800,000 and £1,500,000 Located within 40 miles of Llanthony, Abergavenny (NP7) 4–5 bedrooms only (no larger estates) Rural or village setting, comparable to a farmhouse/smallholding (not urban or suburban) Deliverables (Excel format): Each row must include: Address (full) Postcode Sale date (month and year) Sale price (£) Number of bedrooms (4–5 only as above) Acreage (if stated — farmland, smallholding, or gardens) Property type (farmhouse, converted barn, detached country house, etc.) The data must be publically veriable via trusted UK sources (e.g. rightmove, zoopla, land registry or similar portals), we will need screenshots and source links of each sold price We need this to be delivered within 48 working hours from contract initiation here on Upwork. For the avoidance of doubt the the above criteria is set as is the volume of properties needed (x8). The budget given here is a guide, we're inviting offers.
