Job Summary To oversee and carry out Planned Preventative Maintenance (PPM), Reactive Maintenance and extra works/emergencies in accordance with the contract requirements on Water Treatment Services on a Monday to Friday basis. To also assist the current shift and day teams with any plumbing tasks (PPM’s and reactive works) to ensure the building is kept fully maintained. Essential Duties & Responsibilities To be able to work on your own initiative and as part of a team. Understand and action L8 compliance tasks and have relevant training certification. Have Analytical experience in Cooling towers and closed systems requirements. To report all activity and incidents to the Building Services Supervisor To carry out PPM in accordance with set schedules, ensuring engineering standards are maintained to maximise the operational effectiveness and reliability of the water treatment plant and plumbing systems. Manage water treatment compliance logbooks for domestic water services, cooling towers and humidification systems Carryout critical control tasks (weekly monitoring) for domestic water services, cooling towers and humidification systems in line with HSG 274 guidance Adherence to set engineering standards in accordance with Health and Safety at Work Act (HASAWA) requirements. To ensure onsite Quality Assurance procedures are adhered to in all respects and to maintain accurate records/documentation associated the water treatment aspects of the PPM and plant. To respond in a prompt and effective manner to all Water treatment / Plumbing related reactive maintenance issues and help desk requests. To co-ordinate visiting specialist sub contractors associated with water treatment aspects of the PPM schedules. Liaise with and maintain good working relations with all Building Users, always attend meetings as and when required and respond in a positive manner to any instructions. Provide estimates and quotations for new work and improvements including the writing of specifications. Ensure spare parts, materials and consumables are ordered from approved suppliers to be available on site when needed. Water Treatment diagnosis associated with the PPM or Reactive maintenance of the site. Assist other trades as necessary. To provide reports in relation to work and equipment as required. To undertake miscellaneous duties as requested by the Client. To proactively work towards the growth of the contract into other service provisions be they Mechanical and Electrical, Like for Like replacements, Project works, FM Soft Services etc. Additional Duties & Responsibilities All staff are required to fulfil their legal duty to take reasonable care for the health and safety of themselves and others who may be affected by their acts and omissions, and to follow all guidance and instructions given in this respect. Customer Awareness – responsive to the needs of the customer and aims to deliver customer satisfaction Experience Experience with similar maintenance duties including fault diagnosis, rectification. Experience in the L8 aspects of general building PPM schedules Experience in the Plumbing aspects of general building PPM schedules Experience in Reactive management schedules Experience in computer PPM management systems Supervisory experience for future development IOSH or NEBOSH Legionella Control and Management of Hot and Cold Water Services and Evaporative Cooling Systems Qualifications City & Guilds ACOP L8 training or equivalent. NVQ level 2 as minimum, level 3 preferred Plumbing Apprenticeship – gained within the building maintenance industry.
