**Job Description:** I am looking for an experienced timber structure designer, architectural technologist, or garden annexe specialist to help me design and plan a small, highly insulated timber garden building with plumbing and basic amenities. I have good DIY and carpentry experience, but I have never built a full structure from scratch. I need someone who can create proper design plans and also provide ongoing guidance through occasional video calls during the build. **Project Overview:** I am building an approx 5m x 3m timber garden annexe with an external height under 2.5m. The internal layout will include: * One bed area * A small kitchen area (with kitchen sink) * A separate bathroom with a single shower, toilet, and sink **Plumbing Requirements:** * Full hot and cold water layout * Waste layout for shower, toilet, bathroom sink, and kitchen sink * Waste will connect into an existing drain located underneath an existing concrete platform (photos and measurements will be provided) * Guidance on correct pipe gradients, venting, and floor build-up **Electrical Requirements:** * Lighting and socket layout * Maybe consumer unit location (My certified electrician will handle the installation itself.) **Main Priorities:** * Very well insulated (PIR or equivalent) * Good sound reduction inside * Strong, stable timber frame (or hybrid SIP) * Base/foundation must allow the building to be moved in the future * Designed for either a French door or a single double-glazed door with side window * Must comply with the UK 2.5m height restriction * I have uploaded rough sketches/plans to this project as a starting point **What I Need From You:** 1. Full construction drawings: floor plan, elevations, wall sections, roof sections 2. Timber frame plan with accurate stud, joist, and rafter positions 3. Roof design (warm roof preferred) 4. Insulation build-up and condensation control 5. Plumbing layout with all waste and supply routes 6. Electrical layout diagram 7. Base/foundation design suitable for relocation 8. Full materials list (timber, insulation, sheathing, fixings, roofing, etc.) 9. 3D model in SketchUp, CAD, or similar 10. Ongoing support and video-call assistance during the build (15–30 minutes as needed) **Ideal Freelancer:** * Experience with garden rooms, annexes, cabins, or tiny homes * Strong knowledge of timber framing * Understanding of small-space plumbing layouts * Familiar with high-insulation wall and roof build-ups * Able to explain construction details clearly * Familiar with UK building practices (preferred but not essential) **To Apply, Please Provide:** * Examples of similar projects or plans you’ve produced * Software you use (SketchUp, AutoCAD, Revit, etc.) * Your price for producing the full plans * Your hourly rate for ongoing support/video calls * Confirmation if you’re familiar with UK building and plumbing norms
