About
[Role] I’m looking to buy a small number of homes / pied-à-terres in emerging destinations over the next few years. Your job is to: * find properties / land that offer good value and a strong lifestyle fit, and * pull together a capable local team to renovate or build. You’ll work fairly independently and keep me updated on a reasonable schedule we agree together. [What you’ll do] Property search and assessment: * Identify apartments, houses, and land that: * are roughly 100–200 m2 * can achieve an all-in cost (purchase + renovation/build) ideally under ~USD 2,000/m2, with flexibility where the value is clearly justified * have good access to everyday amenities (delivery apps, parcel delivery, basic shops and services) * have strong views / sense of openness * have clear potential for improvement (renovation or build) * Use local agents, property sites, social media, and your own network to source listed and off-market opportunities. * Build a basic feel for local pricing and recent comparable sales. * For shortlisted properties, send concise summaries with: * key pros and cons * rough valuation vs asking price * suggested negotiation or offer strategy * simple renovation/build budget estimates and impact on the all-in cost. * Keep a strong eye on value: focus on projects that should still feel like good decisions five years from now. Renovation / build team and coordination: * Identify and vet local professionals: * architects/designers * contractors/builders * other specialists (surveyors, engineers, etc.) * Review portfolios, request references, and gather outline quotes. * Recommend a small set of credible options per project. * Act as the main point of contact day-to-day, collect updates (photos/reports), and flag issues or decisions that need my input early. [Profile] * Experience buying or renovating residential property (for yourself or for clients). * Proven ability to manage costs and avoid unnecessary overspending. * Comfortable dealing with agents, owners, lawyers/notaries, and contractors. * Good judgment on location, building quality, layout, and value. * Organised, clear in writing, and able to work with limited supervision. * Fluent English; additional languages (e.g. Spanish) are a huge plus. * Willing to travel occasionally to target locations if needed (same hourly rate; all travel costs covered). * Comfortable working in two “gears”: patient, long-term search and fast, decisive action when a rare good opportunity appears. * Take end-to-end ownership: do the legwork, think through trade-offs, and come back with recommendations, not just links. This will suit someone who genuinely enjoys property hunting, numbers, and making slightly chaotic emerging-market situations actually work. [Practicalities] * Location: Remote, with occasional travel by agreement. * Time: Part-time / project-based; activity will vary by month and location. * Compensation: Hourly, with performance-based bonuses on successful projects (roughly USD 15–30/hour depending on experience, plus upside). * Setup: Freelance / contractor rather than a full-time employee role.
